REQUEST: The project proposes to subdivide the property into two single-family residential lots. One single-family dwelling exists on the property, and a second single-family dwelling is proposed. To facilitate the subdivision the following entitlements are required:

  1. General Plan Amendment No. 02-01 to establish a General Plan land use designation of "Low Density Residential" (1.1 - 2.0 dwelling units per acre).
  2. Zone Change No. 02-01 to establish a zoning classification of "R-1" (Single-Family Residential), Area District IV on the site.
  3. Tentative Parcel Map No. 26462 to subdivide the 1.2-acre property into two lots.
  4. Variance No. 02-05 to allow the existing residence to encroach into the required 25-foot rear yard setback by 10 feet on Parcel No. 1.

REQUEST: The applicant is requesting the approval of a conditional use permit to allow the installation of a 55-foot high mock pine tree (monopine) antenna, with six (6) panel antennas divided into three (3) sectors. The proposed pole will be located at the easterly portion of the lot near the rear of an existing building (American Legion), which stands 170 feet from the front property line. The applicant is also requesting the approval of a precise plan to allow the installation of a 240-square foot equipment shelter for the wireless facility and the addition of parking lot improvements on an adjacent unimproved lot southeast of the American Legion lot.

The buildings will be located on the site for the duration of a proposed construction project.
