STUDY SESSION
SINGLE-FAMILY HOUSE DESIGN STANDARDS - EAST HILLS
Study session to review potential design standards for large additions and homes in the East Hills neighborhood.
Staff recommends that the Planning Commission provide direction on the following:
(1) Review photographs for good and poor examples of the two-story architecture to include with Commission statement of preferred architecture in East Hills.
(2) Review of draft Design Guidelines to ensure changes suggested at the previous meeting were completed.
(3) Discuss current discretionary review requirements, and bonuses and incentives and provide input into possible modifications.
(4) Discuss costs associated with hiring a consultant to prepare graphics.

This is the time when any member of the Commission may bring a matter to the attention of the full Commission that is within the scope of duties assigned to the Commission. Any item that was considered during the public hearing portion is not appropriate for discussion in this section of the agenda. NO COMMISSION ACTION CAN BE TAKEN AT THIS TIME. If the Commission desires to discuss an issue raised by a resident or take an action, the Commission may vote to agendize the matter for the next meeting. REQUEST: The applicant is requesting to construct a 304-square foot rear-yard enclosed patio that will encroach two feet into the required ten-foot rear setback. The project is located within the Woodside Village Master Plan and "Planned Community Development No. 1" (PCD-1) Zone and therefore requires Planning Commission approval of the encroachment.
Recommendation to approve Planning Director's Modification No. 03-29.

REQUEST: The applicant is requesting the approval of a variance to allow the installation of a mock pine tree (monopine) antenna within a _ mile radius of an existing antenna. The applicant is requesting the approval of a conditional use permit to allow the installation of a 72-foot high mock pine tree (monopine) antenna with three (3) sectors. The proposed pole will be located at the southeast portion of the property within the parking lot landscape area. The proposed equipment shelter will be located within the eastern 5-foot side yard along Lang Avenue.
