What advice can you give regarding hiring a contractor, and what can I do to protect myself?
Contractors are required by State law to be Licensed, Bonded and have a Local Business License. Contractors must have their license number on all permits applied for. It is best to obtain three or more estimates for the work. A contractor told me he would do the job if I would get the permit myself because the permit would cost less that way. Is that true?
No. When a contractor is doing the work the cost of the permit is the same whether the permit is issued in the name of the owner or the contractor. For your protection you should also he aware that as an "owner-builder" you would be the responsible party of record on a permit in your name. Does everything I do to my house need a permit from the City?
No. A permit is required to enlarge, alter, repair, move, improve, remove, convert or demolish any part of your house. You are not required to obtain a permit for one story detached tool or storage sheds and playhouses (7' maximum height, under 120 square feet), retaining walls Iess than 30" high, painting, wallpapering and exterior window awnings projecting less than 54". Walls and fences less than 6' high do not need a permit but are regulated by the Planning Department. If in doubt. please call (626) 939-8425.
After I get a permit, do I need any other approvals from the City?
Yes. The issuance of a permit begins the construction and inspection phase. As work progresses you must request and pass various inspections such as forming, under slab, rough, drywall and lath, and final. Check with us for detailed information.
